Our Choice Housing lettings manager who will attend the property and advise on a realistic rental valuation and will be able to make recommendations to maximise the letting potential using our extensive knowledge of the local market and based on current market trends.

Once agreed on the rent figure and you instruct Choice Housing to market your property, we will take high quality digital photographs and work with you to ensure that the main features of your house are reflected. Your property details are completed and flashed straight onto the market within 48 hours via our website we will also market on variety of other leading websites. Our no nonsense, fresh approach to letting assures better value and Choice Housing is committed to providing our clients with the best possible rent for their investment and in the least possible time.

In addition to advertising we ensure that we use the latest technology at our disposal to its full potential. We enter your property details onto our office systems and search our Tenants register. If your property matches the requirements of tenants we will inform them as soon as possible that your property is on the market using a range of methods including email alerts and of course we'll call them as well.

Progress
Being kept informed during the marketing process is an essential element of the estate agents job. Many agents fail to keep you updated on a regular basis and this can lead to a lack of knowledge by the Landlords as well as a lack of trust.

The Right Tenant
One of the most important tasks we have is to present and recommend a potential tenant who not only is able to proceed to a successful tenancy in your property but is also able to do it in a time frame to suit yourself. We thoroughly interview all prospective tenants so as to ascertain their ability to proceed and to make sure that the property is suitable for their needs. We have found through many years of experience that these initial investigations greatly reduce the possibility of a client having a change of mind at a later stage.
 

Negotiating The Rent
Once we have a potential tenant for your property, as your agent we will negotiate to achieve the rent and most preferential terms for you.
We have built up a reputation of achieving the best possible prices on our client’s investments.

Once the terms been agreed we will write to all parties concerned so no confusion can arise at a later stage.

 
References
When a tenant has been found, we will take one months deposit from the tenant as a security. Then references are taken up by an independent referencing agency. References are used to provide verification of the information provided by the tenants. They will check that each tenant is creditworthy by checking for CCJs and arrears and obtaining employer, landlord’s and character references. On some occasions we may ask for a for a guarantor, if we need a guarantor then all the references and CCJs checks will be carried out on the guarantor.

 

Tenancy Agreements
We will use Assured Shorthold Tenancy Agreement, normally the length of the term is six months or as agreed by both parties. The Assured Shorthold Tenancy Agreement is the safest and easiest to way end under ENGLAND & WALES HOUSING ACT 1988, using Sections 8 & 21 Notice Requiring Possession.

If you wished to use an agreement drafted by your own solicitor please supply us with a draft.

 

Rent & Deposit
We will collect the first months rent and deposit (of normally one months rent & one months deposit), which is taken to cover the Landlord against any dilapidation and unpaid accounts, prior to the commencement of the Tenancy. The balance of rent and deposit will usually be passed on to the Landlord within 10 working days after receipt of cleared funds, after deducting our Introductory fee, unless you have contracted us for either our rent collection or Full management service where the deposit will be held by Choice Housing Estate Agents Ltd and registered with The Tenancy Deposit Protection Scheme, www.mydeposits.co.uk as per recent legislation.

 

Completion
Once all monies and necessary documents have been signed and clear funds collected, we will arrange for the tenant to come in to the office and sign the tenancy agreement and any other relevant documents and the keys for the property will be given to the tenant.   Congratulations your property has been let!
